💎 Kalamalka Lake

The “lake of many colours”: 16 km long, up to 142 m deep, and famous for its turquoise and jade colour from calcite crystals. Waterfront is scarce and mostly on the Coldstream side, plus Kalamalka Lake Provincial Park and Kal Beach.

⛵ Okanagan Lake

135 km long, with the Vernon arm ending at Okanagan Landing, where the CPR once built sternwheelers. It has the most waterfront homes, condos and marinas, plus Paddlewheel Park, Kin Beach and Ellison Provincial Park.

🦢 Swan Lake

About 5 km long on Vernon’s north edge, ringed by wetlands and known for birdwatching and rowing. Waterfront here is mostly rural and acreage properties, at a lower price point.

⚓ Docks, moorage and the foreshore

This is where waterfront buyers get surprised. The lakebed below the high-water mark is usually Crown land, so your dock sits on provincial land under provincial rules.

✅ General Permission

Many private docks need no application or fee. The dock must be for your own residential moorage, one per waterfront property, must not block public access along the shore, and must meet size limits: on lakes, a walkway up to 1.5 m wide, a platform up to 3 m wide and a total length up to 42 m. No boathouses or stand-alone lifts.

📝 Specific Permission

Needed if a dock doesn’t fit General Permission, is in an “application-only” area, or includes a stand-alone boat lift, ramp or shared moorage. It’s a Crown land application with a $250 application fee.

🐟 Okanagan dock design rules

Docks on Okanagan, Kalamalka and Wood Lake follow provincial design criteria, including platforms of 24 m² or less and extra rules in sensitive shoreline zones such as kokanee spawning areas. Some areas need light-penetrating decking.

💧 Work in the water

Building or repairing a dock, retaining wall or beach usually needs a Water Sustainability Act notification (at least 45 days before the work) or an approval for bigger projects. Vernon also has an aquatic ecosystem development permit area along its lakes and streams.

🔎 Waterfront buyer’s checklist

  • Dock status: ask whether the dock meets General Permission or has a Specific Permission, and get the paperwork. Many docks were built before today’s rules.
  • Strata moorage: in a complex, find out whether a slip comes with the unit, is assigned by the strata, or has a waitlist and fees.
  • Flood history: Okanagan Lake hit a record high in 2017. Ask about past water levels, the flood construction level and whether the home has overland flood insurance.
  • Shoreline and riparian rules: setbacks limit what you can build near the water. BC’s riparian areas regulation changes on January 1, 2027, so plan renovations with a qualified professional.
  • Water and septic: confirm city water and sewer, or if the home draws water from the lake or uses a septic field, get it inspected.
  • Boats: BC is free of invasive zebra and quagga mussels. Every boat must be clean, drained and dry, and must stop at inspection stations (fines are $690 for skipping one).

❓ How much does waterfront cost in Vernon?

In the 12 months to September 25, 2026, waterfront homes in Vernon and Coldstream sold for a median of $725,000 across all property types, and $932,500 for detached houses. Prices vary widely: condos and townhomes with moorage pull the overall median down, while true lakefront houses sit at the top of the market.

❓ Do I need a permit for a dock on Okanagan or Kalamalka Lake?

Many private docks can be built under BC’s General Permission for private moorage, with no application or fee, if they meet the size and location rules. Docks that don’t qualify, or that include stand-alone boat lifts or shared moorage, need Specific Permission through a Crown land application. Work in the lake may also need a Water Sustainability Act notification or approval.

❓ Is it a buyer’s or seller’s market for Vernon waterfront?

As of September 25, 2026 there were 68 waterfront homes for sale in Vernon and Coldstream, against about 60 waterfront sales in the previous year. That’s more than a year of inventory, which favours buyers.

❓ Which lake is warmer, Kalamalka or Okanagan?

Both are cold-water lakes that warm up nicely by late summer. Kal is known for its turquoise colour, which comes from calcite crystals in the water. Swan Lake is shallow and marshy, better for paddling and birdwatching than swimming.
