📈 House prices over the last 2 years

Median sold price (houses), latest 3 months with enough sales: $930,000. Sales are too few or too mixed for a reliable year-over-year comparison, so read the trend line rather than any single month. Each point is the median over the previous 3 months; gaps mean too few sales. Hover a point for details.

Life in Bella Vista

Bella Vista is the big hillside area on the north side of the Vernon Arm of Okanagan Lake, west of downtown. The name says it all: much of it looks out over the lake, the Landing and the valley. It covers a lot of ground, from older view homes near Bella Vista Road and Lakeridge Drive to newer master-planned communities higher up.

It's a neighbourhood with room to grow. The City's Bella Vista West plan, adopted in 2010, covers about 296 hectares off Tronson Road and allows for roughly 1,200 homes at full build-out, along with new parks and trails. Frind Estate Winery's vineyards are on the slopes south of Bella Vista Road.

For fun, you've got Kin Beach and the Tronson Road boat launch at the bottom of the hill, the Grey Canal Trail running across the slope, and golf at The Rise.

Communities within Bella Vista

  • The Rise: the golf community on Okanagan Hills Boulevard, with homes, townhomes and lots.
  • Turtle Mountain: Wesbild's view neighbourhood above Alexis Park.
  • Lakeridge and Bella Vista Road: established view homes above Kin Beach.
  • Further west along Tronson Road: Adventure Bay and Canadian Lakeview Estates, both with private community beaches.

Questions buyers ask me

Where is Bella Vista in Vernon?

On the hillside on the north side of the Vernon Arm of Okanagan Lake, west of downtown Vernon.

Does Bella Vista have lake views?

Many homes do. The whole area faces south over the Vernon Arm and Okanagan Landing.

Is The Rise part of Bella Vista?

Yes. The Rise golf community is in the Bella Vista highlands, and Turtle Mountain sits at the east end of the area.

Is Bella Vista still growing?

Yes. The City's Bella Vista West plan allows for roughly 1,200 homes at full build-out, with new parks and trails.

Which schools serve Bella Vista?

It depends on your street. Confirm with the SD22 school locator.

Selling a home in Bella Vista?

If you're thinking about selling, I can tell you what your home is worth in today's market and what buyers here are looking for. Here are the questions sellers ask me most.

What is my Bella Vista home worth?

I'll prepare a comparative market analysis using recent sales of similar homes in and around Bella Vista, adjusted for your home's size, condition, updates and views. It's free and there's no obligation. Request a free home valuation or call or text Sarah, my AI assistant, at 604-227-4810.

How long does it take to sell in Bella Vista?

That depends on price, condition and the season. When we meet, I'll show you how long similar homes have been taking to sell right now, and how pricing affects it.

What should I fix before listing my Bella Vista home?

Focus on what buyers notice first: fresh paint, small repairs, clean windows, tidy landscaping and good lighting. Skip big renovations unless they clearly pay back. I'll walk through your home and tell you what's worth doing.

Should I sell before I buy my next home?

It depends on the market and your finances. Selling first gives you certainty; buying first lets you take your time. I'll help you plan the timing, including subject-to-sale offers and bridge financing options.

What does it cost to sell a home in BC?

Commission in BC is always negotiable. My standard fee is 6% on the first $100,000 of the sale price and 3% on the balance, plus GST, shared equally with the brokerage that brings the buyer. On an $800,000 sale, for example, that's $6,000 + $21,000 = $27,000 plus GST. That covers a lot of work behind the scenes, from me and from the technology I put in place, all aimed at getting you the best price and the easiest possible sale. Your other costs are legal or notary fees and any mortgage discharge costs or penalties. In BC the buyer, not the seller, pays property transfer tax. I'll give you a net-proceeds estimate before you list.
