Desert Cove Estates is an adult community of one-level bungalows just north of Vernon, off Highway 97 between the Spallumcheen Golf Course and the north end of Okanagan Lake. The website describes it as a 40+ community, and it's popular with retirees who want a quiet, well-kept neighbourhood with a golf course next door.
Homes are mostly single-level bungalows with double garages, on lots of about 60 by 100 feet.
Desert Cove is on leased land on Okanagan Indian Band reserve land, so you buy a home and a sublease on the lot, not freehold land. That changes a few things:
| Location | Just north of Vernon, off Highway 97 |
|---|---|
| Community | Adult community (40+ per the developer) |
| Homes | One-level bungalows, most with double garages |
| Land | Leasehold on Okanagan Indian Band reserve land |
| Monthly fee | $385 to $533 (developer figures) |
| Downtown Vernon | About 18 minutes |
Like much of the Okanagan, this area has been under wildfire alerts in recent summers, including an evacuation order in 2021. Call your insurance broker early when you're buying here, as you would anywhere in the valley.
| Downtown Vernon | About 18 min (15.7 km) |

| Village Green Centre | About 17 min (15.1 km) |

Yes. The developer describes it as a 40+ adult community. I'll confirm the current age rules before you make an offer.
No. It's leasehold. You buy the home and a sublease on the lot, on Okanagan Indian Band reserve land. The developer's website says the head lease runs to 2068, and I'll confirm the exact term for any home you're considering.
The developer lists $385 to $533 a month, which covers water, RV parking, road maintenance, garbage removal, common landscaping, the recreation centre, trails and street lights.
Often, yes, but not every lender finances leasehold homes on reserve land, and the years left on the lease matter. Talk to a mortgage broker before you start looking.
If you're thinking about selling, I can tell you what your home is worth in today's market and what buyers here are looking for. Here are the questions sellers ask me most.
I'll prepare a comparative market analysis using recent sales of similar homes nearby, adjusted for size, condition, updates and views. It's free and there's no obligation. Request a free home valuation or call or text Sarah, my assistant, at 604-227-4810.
That depends on price, condition and the season. When we meet, I'll show you how long similar homes have been taking to sell right now, and how pricing affects it.
It depends on the market and your finances. Selling first gives you certainty; buying first lets you take your time. I'll help you plan the timing, including subject-to-sale offers and bridge financing options.
Commission in BC is always negotiable. My standard fee is 6% on the first $100,000 of the sale price and 3% on the balance, plus GST, shared equally with the brokerage that brings the buyer. On an $800,000 sale, for example, that's $6,000 + $21,000 = $27,000 plus GST. That covers a lot of work behind the scenes, from me and from the technology I put in place, all aimed at getting you the best price and the easiest possible sale. Your other costs are legal or notary fees and any mortgage discharge costs or penalties. In BC the buyer, not the seller, pays property transfer tax. I'll give you a net-proceeds estimate before you list.
