Coldstream at a glance
Coldstream is its own municipality, incorporated in 1906, right beside Vernon at the north end of Kalamalka Lake. About 11,200 people lived here in the 2021 census. It's semi-rural, with ranch land, orchards and big lots, yet downtown Vernon is only about 10 minutes away. Coldstream Ranch, founded in 1863, still runs cattle in the valley.
Coldstream isn't one neighbourhood. It's a handful of very different pockets, and the right one depends on whether you want the lake, a view, room for horses or a walk to school. Here's how I break it down.
Kalamalka Lake and Kidston Road
The lakeside part of Coldstream, along Kidston Road and Kalavista Drive at the north end of Kalamalka Lake. This is where you'll find lake homes, waterfront townhomes and some of the most valuable properties in the area, plus Kal Beach and the Okanagan Rail Trail along the shore.

Middleton Mountain (Coldstream side)
The hillside above the north end of Kal Lake, with streets named after mountains like Mt Ida and Mt York, and views over the lake and valley. Middleton Mountain straddles the Vernon–Coldstream line, so check which side a home is on. See Middleton Mountain homes.
Central Coldstream and Kal Beach
Family neighbourhoods around Coldstream Elementary and Kalamalka Secondary, a short bike ride from Kal Beach and the Rail Trail. Newer lake-view pockets such as Pointe Sage and Edgewater Place were built in the 2010s. It's the practical choice if schools and an easy commute to Vernon come first.
Coldstream Valley and Coldstream Ranch
East along Highway 6 and Buchanan Road, the valley opens into ranch and farm country: acreages, hay fields and horse properties. Buchanan Road is named after James Buchanan, who co-owned the Coldstream estate from 1903. Water, septic and zoning matter out here, and I'll check them with you.
Lavington
About 15 km east of Vernon, Lavington has bigger lots, hobby farms and often gentler prices, with its own elementary school. See Lavington homes.
