📈 House prices over the last 2 years

Median sold price (houses), latest 3 months with enough sales: $1,120,000. Sales are too few or too mixed for a reliable year-over-year comparison, so read the trend line rather than any single month. Each point is the median over the previous 3 months; gaps mean too few sales. Hover a point for details.

The BX: country living on the way to SilverStar

The BX is the rural valley northeast of Vernon, stretching up toward SilverStar Mountain Resort. The name comes from Barnard's Express, the gold-rush stage line Francis Barnard started in 1861; his holding here became the BX Ranch. In 1907 a Belgian-backed company, the Land and Agricultural Company of Canada, bought the land and split it into smaller farms for settlers, which is why you'll see road names like L&A Road, Dedecker Road and Herry Road.

Today the BX is mostly in the Regional District of North Okanagan, with acreages, hobby farms, horse properties and family homes on big lots, much of it in the Agricultural Land Reserve. Many homes are on septic, so the details matter when you buy.

The outdoors is the big draw. The BX Creek Trail and BX Falls are local favourites, with trailheads off Tillicum Road, Star Road and Deleenheer Road, and SilverStar is about 25 minutes up the hill.

North BX and South BX

  • North BX: the larger, more rural part, with acreages and higher-end country homes. Recent listings have run from lots in the low $100,000s to over $3 million.
  • South BX: closer to town, with more family homes built in the 1970s to 1990s.

Questions buyers ask me

Where does the name BX come from?

From Barnard's Express, the gold-rush stage line Francis Barnard started in 1861. His ranch here became the BX Ranch.

Is the BX in the City of Vernon?

Mostly not. Most of the BX is in the Regional District of North Okanagan, Electoral Area C. Check each property, since that affects taxes, services and zoning.

Can I buy a hobby farm or horse property in the BX?

Yes. Acreages, hobby farms and horse properties come up regularly, and much of the land is in the Agricultural Land Reserve.

How far is the BX from SilverStar?

About 25 minutes from the middle of the BX.

Which schools serve the BX?

BX Elementary and Vernon Secondary. Confirm with the SD22 school locator.

Selling a home in the BX?

If you're thinking about selling, I can tell you what your home is worth in today's market and what buyers here are looking for. Here are the questions sellers ask me most.

What is my home in the BX worth?

I'll prepare a comparative market analysis using recent sales of similar homes in and around the BX, adjusted for your home's size, condition, updates and views. It's free and there's no obligation. Request a free home valuation or call or text Sarah, my AI assistant, at 604-227-4810.

How long does it take to sell in the BX?

That depends on price, condition and the season. When we meet, I'll show you how long similar homes have been taking to sell right now, and how pricing affects it.

What do buyers need to know about a rural property in the BX?

Buyers and lenders will ask about the water source (well records or water system), the septic system, zoning, and whether the land is in the Agricultural Land Reserve. Gathering those records before you list avoids delays and renegotiation.

Should I get a septic or well inspection before listing?

Often, yes. A recent septic pump-out and inspection and a well flow and water quality test give buyers confidence and keep the deal together.

What does it cost to sell a home in BC?

Commission in BC is always negotiable. My standard fee is 6% on the first $100,000 of the sale price and 3% on the balance, plus GST, shared equally with the brokerage that brings the buyer. On an $800,000 sale, for example, that's $6,000 + $21,000 = $27,000 plus GST. That covers a lot of work behind the scenes, from me and from the technology I put in place, all aimed at getting you the best price and the easiest possible sale. Your other costs are legal or notary fees and any mortgage discharge costs or penalties. In BC the buyer, not the seller, pays property transfer tax. I'll give you a net-proceeds estimate before you list.
