How do I choose a REALTOR® in Vernon?
Start by checking that the agent is licensed with the BC Financial Services Authority (BCFSA), then interview two or three people and compare their local experience, marketing plan and fees. Ask how many Vernon and Coldstream sales they have handled in your price range and neighbourhood.
In B.C., commission is negotiable, it is set out in writing, and any remuneration from a third party must be disclosed to you. Before providing services, a licensee must also explain whether they will represent you, and one licensee can act for both buyer and seller only in very limited circumstances. What is the difference between a home on city sewer and a home on septic?
A home on city sewer pays a utility fee and sends its wastewater to a municipal treatment plant, with no tank on the property to maintain. A home on septic treats its own wastewater in a tank and dispersal field on the lot, so the owner is responsible for pumping, inspection and eventual replacement.

How does a septic system work, and what does a septic inspection cost?
Wastewater flows into a septic tank, where solids settle, and the liquid then soaks into the soil through a dispersal field. In B.C., systems are designed and filed by an authorized person under the Sewerage System Regulation, and a buyer’s inspection should include pumping the tank and checking the field.

How long do septic systems last, and what does replacement cost?
How long a septic system lasts depends on its design, the soil and how well it has been maintained, so ask for the filing records and pumping history. Replacing a failed dispersal field can be a major expense, which is why the inspection belongs before you remove subjects.

Should I test well water before buying, and can a well run dry?
Yes. Interior Health advises that well water be tested, and a buyer can make an offer subject to satisfactory tests of both water quality and how much water the well produces.

How do I check zoning and what I’m allowed to build on a Vernon property?
Find out first which government the property is in: the City of Vernon, the District of Coldstream or the Regional District of North Okanagan. That government’s zoning bylaw sets the uses, building sizes, setbacks and number of homes allowed on the lot.

Can ALR land be subdivided, or can I add a second home?
Most subdivisions of ALR land need approval from the Agricultural Land Commission. Without applying, an ALR parcel can have one principal residence of up to 500 m² and, in many cases, one additional detached residence of up to 90 m² (186 m² on parcels over 40 hectares), though local governments can set stricter rules.

What is farm status in BC, and how does it lower property tax?
Farm status is a BC Assessment classification that values qualifying farmland at farm-use rates, which usually lowers the property tax. To qualify, the land must produce a minimum gross farm income, for example $2,500 a year on 0.8 to 4 hectares or $10,000 on parcels under 0.8 hectares, and new applications are due by October 31.

What should I know before buying acreage near Vernon?
Check whether the land is in the Agricultural Land Reserve, where the water comes from, what condition the septic system is in, which government sets the zoning and what fire protection covers it. These vary from one property to the next, even on the same road.

The ALR is a provincial land zone where farming is the priority use, managed by the Agricultural Land Commission. A principal residence of up to 500 m² is allowed, and in many cases one smaller additional residence, without applying to the Commission.

A hobby farm is a small acreage farmed on a modest scale, often for the lifestyle more than the income. Whether you can keep horses or chickens depends on the zoning and ALR status of the property, so check the City, Coldstream or RDNO bylaw for that address.

What is a secondary suite, and what makes a suite legal in BC?
A secondary suite is a self-contained second home inside a house, with its own kitchen, bathroom and entrance. A suite is legal when the zoning allows it and it was built or converted with permits that meet the B.C. Building Code.

A carriage house is a small detached home on the same lot as a house, often above or beside a garage. Whether you can build one depends on your lot’s zoning, size and access, so check the zoning bylaw for that address.

What is BC’s small-scale multi-unit housing rule, and what can I now build on my lot?
Under B.C.’s housing legislation, municipalities must allow more homes on lots that were zoned for a single house: three units on lots under 280 m² and four units on lots over 280 m². The City of Vernon has been updating its zoning to match.

Can I run a short-term rental (Airbnb) in Vernon under BC’s new rules?
Yes, but only in your principal residence: the home you live in, or a secondary suite or accessory building on the same lot where you live. You need a City of Vernon business licence ($400 a year) and you must also register with the Province.

Where can I buy a home with RV parking in Vernon?

Usually yes, within the rules. The zoning bylaw for your property sets where a recreational vehicle or boat can be parked on a residential lot, and strata bylaws often add stricter limits.

Plan the pad around your RV’s length and width, turning room and the setbacks in the zoning bylaw. Whether it adds value depends on the neighbourhood and how many buyers there are looking for it.

What is a manufactured home, and what is pad rent in BC?
A manufactured home is a factory-built home moved to its site. In a manufactured home park you own the home but rent the pad it sits on; that monthly pad rent is governed by B.C.’s Manufactured Home Park Tenancy Act, which limits rent increases.

Can I get a mortgage on a manufactured or mobile home?
Often, yes, but financing depends on whether you own the land or rent a pad, and on the home’s age and registration. Talk to a lender or mortgage broker before you start looking.
