Life downtown

Downtown Vernon is the walkable heart of the city, roughly from 27th to 35th Street and 25th to 35th Avenue. You can walk to coffee, restaurants, the library, the art gallery and the museum, and it's only a couple of minutes to Polson Park and about six minutes to the beach at Kal Lake.

It's a good fit if you'd rather walk than drive: first-time buyers, downsizers who want everything close by, and anyone who likes being near the action.

Things you'll use

  • Polson Park: Vernon's oldest park, opened in 1908, with the Floral Clock, the Japanese Garden, a skate park and tennis courts, plus the newly naturalized stretch of Vernon Creek.
  • Culture: the Vernon Public Art Gallery on 31st Avenue, the Museum & Archives of Vernon on 32nd Avenue, and more than two dozen heritage murals painted on downtown buildings.
  • Okanagan Regional Library: the Vernon branch on 30th Avenue, with a parkade next door.
  • Just north of downtown: the Vernon Recreation Centre (pool, gym and seniors' centre) and the Vernon & District Performing Arts Centre.
  • Transit: the downtown bus exchange is on 31st Avenue, so most routes start and end a short walk away.
  • Vernon Jubilee Hospital: about three minutes away by car.

What you can buy here

  • Condos and apartments, from older walk-ups to newer buildings with elevators and underground parking.
  • Character homes on the older streets around the core, some on the City's heritage register.
  • Mixed-use buildings with shops below and homes above.

The City's Official Community Plan names downtown and Lower East Hill as Vernon's two key heritage areas, and it plans for a lot more homes in and around the core over the next 20 years, so expect new buildings to keep going up.

Questions buyers ask me

Where is downtown Vernon?

Roughly from 27th to 35th Street and 25th to 35th Avenue, around 30th Avenue, the main street. City Hall, the library, the art gallery, the museum and the bus exchange are all inside that area.

Can I use a downtown condo as a short-term rental?

Probably not as an investment property. Vernon is on the province's principal residence list, so short-term rentals are generally limited to your own home, or a suite on the same property. Many strata buildings also have their own rental bylaws, so I'll get you the bylaws before you make an offer.

Does the speculation and vacancy tax apply downtown?

Yes. The City of Vernon is one of the areas where BC's speculation and vacancy tax applies. Most people who live in their home are exempt, but you do have to file a declaration each year.

Which schools serve downtown Vernon?

Most of downtown is in the Alexis Park Elementary and W.L. Seaton Secondary catchments, and French Immersion at École Beairsto is open to everyone. Confirm any address with the SD22 school locator.

Is downtown Vernon walkable?

Yes. It's the most walkable part of the city, with shops, restaurants, the library, galleries and the bus exchange all close together, and Polson Park at the south edge.

Selling in downtown Vernon?

If you're thinking about selling, I can tell you what your home is worth in today's market and what buyers here are looking for. Here are the questions sellers ask me most.

What is my home in downtown Vernon worth?

I'll prepare a comparative market analysis using recent sales of similar homes nearby, adjusted for size, condition, updates and views. It's free and there's no obligation. Request a free home valuation or call or text Sarah, my assistant, at 604-227-4810.

How long does it take to sell in downtown Vernon?

That depends on price, condition and the season. When we meet, I'll show you how long similar homes have been taking to sell right now, and how pricing affects it.

Should I sell before I buy my next home?

It depends on the market and your finances. Selling first gives you certainty; buying first lets you take your time. I'll help you plan the timing, including subject-to-sale offers and bridge financing options.

What does it cost to sell a home in BC?

Commission in BC is always negotiable. My standard fee is 6% on the first $100,000 of the sale price and 3% on the balance, plus GST, shared equally with the brokerage that brings the buyer. On an $800,000 sale, for example, that's $6,000 + $21,000 = $27,000 plus GST. That covers a lot of work behind the scenes, from me and from the technology I put in place, all aimed at getting you the best price and the easiest possible sale. Your other costs are legal or notary fees and any mortgage discharge costs or penalties. In BC the buyer, not the seller, pays property transfer tax. I'll give you a net-proceeds estimate before you list.
