📊 Predator Ridge market this week
Updated October 5, 2026 from the MLS® System. Vernon & Coldstream overall: $649,999 median sold, 8.5 months of inventory. See the full market report →
Predator Ridge is a master-planned golf and resort community on the hills south of Vernon, with views over Okanagan and Kalamalka lakes. It opened in 1991 and is built around two championship golf courses: the Predator Course, which hosted the Telus World Skins Game, and the Ridge Course, named Canada's best new course in 2010.
Golf is only part of it. Residents have more than 35 km of multi-use trails plus 13.5 km of bike trails, a fitness centre with a 25-metre indoor pool and group classes, tennis and pickleball courts that stay open year-round, restaurants, and a café and market. It's a true four-season community for people who want an active lifestyle without the upkeep.
Before you buy, check each home's strata or community fees, what they cover, and any rules on rentals. I'll pull the details for any home you're serious about.

Predator Ridge is in School District 22 (Vernon). It falls in the catchment for Mission Hill Elementary and Clarence Fulton Secondary (Grades 8–12), both about 20–25 minutes' drive away. The Fraser Institute's 2026 report card rated Mission Hill 4.7 out of 10. Many Predator buyers are retirees or second-home owners, but if you have school-age kids, confirm your address with the SD22 school locator, and ask me about other district options like French Immersion at Beairsto and Seaton.

Yes. Many homes are lock-and-leave, and the resort's trails, fitness centre and golf make it a four-season community. Check each home's fees and rental rules before you buy.
If you're thinking about selling, I can tell you what your home is worth in today's market and what buyers here are looking for. Here are the questions sellers ask me most.
I'll prepare a comparative market analysis using recent sales of similar homes in and around Predator Ridge, adjusted for your home's size, condition, updates and views. It's free and there's no obligation. Request a free home valuation or call or text Sarah, my AI assistant, at 604-227-4810.
That depends on price, condition and the season. When we meet, I'll show you how long similar homes have been taking to sell right now, and how pricing affects it.
Yes. Many resort buyers want a home that helps pay its way. A clean summary of rental revenue, expenses and bookings, plus the current rental rules, can be a real selling point.
It depends on the property. Ski-area homes often show well in winter, and golf and lake properties in spring and summer. I'll time your launch to when your buyers are here and looking.
Commission in BC is always negotiable. My standard fee is 6% on the first $100,000 of the sale price and 3% on the balance, plus GST, shared equally with the brokerage that brings the buyer. On an $800,000 sale, for example, that's $6,000 + $21,000 = $27,000 plus GST. That covers a lot of work behind the scenes, from me and from the technology I put in place, all aimed at getting you the best price and the easiest possible sale. Your other costs are legal or notary fees and any mortgage discharge costs or penalties. In BC the buyer, not the seller, pays property transfer tax. I'll give you a net-proceeds estimate before you list.
