📈 House prices over the last 2 years

Median sold price (houses), latest 3 months with enough sales: $1,257,500. Sales are too few or too mixed for a reliable year-over-year comparison, so read the trend line rather than any single month. Each point is the median over the previous 3 months; gaps mean too few sales. Hover a point for details.

Life in the Foothills

The Foothills is a newer family neighbourhood in northeast Vernon, off Silver Star Road on the way up to SilverStar Mountain Resort. You'll notice the street names right away: Blackcomb, Whistler, Apex, Nakiska, Sun Peaks, Red Mountain and Copper Mountain. It's a fitting theme when the ski hill is only about 20 minutes up the road.

Homes here are mostly newer single-family houses, many with walkout basements, suites and valley views. Silver Star Foothills Community Park on Whistler Place has tennis and basketball courts and a playground, and the BX Creek trails and the Grey Canal Trail are close by. Downtown Vernon is about 10 minutes away.

The area is still growing. The City has planned for about 500 more homes by 2035, with road upgrades on Silver Star Road to match, so expect some new construction alongside resales.

Love SilverStar, but want to live in town?

The Foothills is the closest neighbourhood of larger, newer family homes to SilverStar Mountain Resort. You get a short drive up the hill on powder days, and schools, shopping, the hospital and the lakes down in town the rest of the time. It’s a popular choice for families who ski but need year-round, everyday convenience. I’ve put together a side-by-side look at living in the Foothills versus living on the mountain on my SilverStar site.

Selling a home in the Foothills?

If you're thinking about selling, I can tell you what your home is worth in today's market and what buyers here are looking for. Here are the questions sellers ask me most.

What is my home in the Foothills worth?

I'll prepare a comparative market analysis using recent sales of similar homes in and around the Foothills, adjusted for your home's size, condition, updates and views. It's free and there's no obligation. Request a free home valuation or call or text Sarah, my AI assistant, at 604-227-4810.

How long does it take to sell in the Foothills?

That depends on price, condition and the season. When we meet, I'll show you how long similar homes have been taking to sell right now, and how pricing affects it.

What should I fix before listing my home in the Foothills?

Focus on what buyers notice first: fresh paint, small repairs, clean windows, tidy landscaping and good lighting. Skip big renovations unless they clearly pay back. I'll walk through your home and tell you what's worth doing.

Should I sell before I buy my next home?

It depends on the market and your finances. Selling first gives you certainty; buying first lets you take your time. I'll help you plan the timing, including subject-to-sale offers and bridge financing options.

What does it cost to sell a home in BC?

Commission in BC is always negotiable. My standard fee is 6% on the first $100,000 of the sale price and 3% on the balance, plus GST, shared equally with the brokerage that brings the buyer. On an $800,000 sale, for example, that's $6,000 + $21,000 = $27,000 plus GST. That covers a lot of work behind the scenes, from me and from the technology I put in place, all aimed at getting you the best price and the easiest possible sale. Your other costs are legal or notary fees and any mortgage discharge costs or penalties. In BC the buyer, not the seller, pays property transfer tax. I'll give you a net-proceeds estimate before you list.
