Mandalay is a 28-suite condo building at 7922 Okanagan Landing Road, built in 2009, right across the road from the Vernon Yacht Club and steps from Paddlewheel Park. It isn't on the waterfront itself, but it's about as close as you can get without the waterfront price, and many suites look out over the marina and the lake.

It's a comfortable, low-maintenance building with a seasonal pool and hot tub, a fitness room, elevators and secure parking. Suites are typically two bedrooms and two bathrooms, at roughly 1,400 to 1,500 square feet. That appeals to downsizers, snowbirds and anyone who wants to walk to the beach and the yacht club.
