Vernon vs Penticton vs Salmon Arm Compared

Short answer: Penticton is the warmest and driest of the three, with the mildest winters and the least snow. Salmon Arm is the smallest, greenest and snowiest, with a slower pace on Shuswap Lake. Vernon sits in the middle: it’s the largest of the three, about 40 km from Kelowna’s airport, with three lakes and SilverStar nearby. Your choice usually comes down to how much winter you want, how often you’ll fly, and what size town feels right.

When people want the Okanagan lifestyle without Kelowna’s size, these three towns come up again and again. I sell mostly in Greater Vernon, but I’m licensed across BC and I’m happy to give you a straight comparison. Here’s how they stack up.

How big are Vernon, Penticton and Salmon Arm?

Based on the 2021 census:

Vernon: 44,519 people, up 11% from 2016 (City of Vernon)
Penticton: 36,885 people
Salmon Arm: 19,432 people

All three have a hospital, a college campus, big-box shopping and a downtown worth walking. Vernon and Penticton feel like small cities. Salmon Arm feels more like a large town.

Which town has the best weather?

This is where they differ most. Using Environment Canada’s 1981 to 2010 climate normals for Penticton airport, Vernon Bella Vista and Salmon Arm airport:

Average January temperature: Penticton about -0.6°C, Vernon about -2.1°C, Salmon Arm about -3.7°C
Average July high: Penticton about 28.7°C, Vernon about 28.2°C, Salmon Arm about 26.5°C
Days above 30°C per year: Penticton about 29, Vernon about 25, Salmon Arm about 19
Annual snowfall: Penticton about 59 cm, Vernon about 91 cm, Salmon Arm about 184 cm
Annual precipitation: Penticton about 346 mm, Vernon about 428 mm, Salmon Arm about 653 mm

How do home prices compare?

The Association of Interior REALTORS reports by region, not by town, so these are regional numbers:

North Okanagan (includes Vernon), July 2026: single-family $782,100, townhouse $561,000, condo $316,200 (Vernon Matters)
Shuswap/Revelstoke (includes Salmon Arm), August 2026: single-family $748,400
South Okanagan (includes Penticton), August 2026: townhouse $504,700, condo $435,900

I couldn’t find a published South Okanagan single-family benchmark for the same period, so I won’t guess. In my experience, all three towns are well below Kelowna for a typical family home, and lakefront or lake view properties cost a premium in all of them. Regional benchmarks also hide big differences between neighbourhoods, so let’s talk about specific areas before you decide.

What does the cost of living look like?

The 2025 BC living wage report put Vernon at $24.10 an hour and Penticton at $25.10. Salmon Arm wasn’t included. All three towns are in BC’s speculation and vacancy tax area, added for the 2024 tax year, so second-home buyers should plan for that. My cost of living in Vernon post has more detail.

How far apart are they, and how far from the airport?

Vernon to Salmon Arm: about 60 km, under an hour via Highways 97A and 97B
Vernon to Penticton: about 110 km, roughly an hour and a half to two hours through Kelowna
Vernon to Kelowna airport (YLW): about 40 km

YLW is the biggest airport in the area, with more than 2.3 million passengers in 2025 and non-stop flights to 23 destinations, according to the City of Kelowna. Penticton has its own regional airport with fewer routes. Salmon Arm residents usually drive to Kelowna or Kamloops to fly. If you travel a lot, Vernon’s location is a real advantage.

What are the lakes and recreation like?

Penticton sits between Okanagan Lake and Skaha Lake, with the river channel float in summer and wineries on the Naramata Bench close by.
Salmon Arm is on Shuswap Lake, known for houseboating and quieter beaches, with a working-farm feel in the surrounding area.
Vernon has Okanagan Lake at Okanagan Landing, Kalamalka Lake in Coldstream and Swan Lake, plus SilverStar Mountain Resort for skiing and summer biking.

What about health care?

All three have a hospital: Vernon Jubilee Hospital, Penticton Regional Hospital and Shuswap Lake General Hospital in Salmon Arm. Vernon Jubilee offers 24-hour emergency, intensive care, surgery, maternity and cancer treatment, according to Interior Health. Finding a family doctor can take time in all three towns. Choose Penticton if you want the warmest, driest weather, a strong wine and beach scene, and the mildest winters.
Choose Salmon Arm if you want a smaller town, more green space, lower-key lake life on the Shuswap, and you don’t mind more snow.
Choose Vernon if you want a mid-size city with three lakes, SilverStar close by, easy airport access and a quick drive to Kelowna.
