Armstrong and Spallumcheen vs Vernon: Where Do You Get More for Your Money?

Short answer: Armstrong is a small farm town about 20 to 25 minutes north of Vernon. It has a slower pace and a strong community feel, and homes in town usually cost less overall than in Vernon. The surprise is the price per square foot: in my November 2026 listing data, Armstrong homes were only slightly cheaper per square foot than Vernon homes. The real savings come from smaller, older homes and bigger yards. Spallumcheen, the rural area around Armstrong, is where you go for acreage, and that costs more, not less.
Buyers often ask me whether they’d “get more for their money” just up the highway. Sometimes yes, sometimes no. Here’s an honest comparison, with real numbers from my MLS® feed.
How do home prices compare between Armstrong and Vernon?
The Association of Interior REALTORS reports the North Okanagan as one region, so there’s no official benchmark for Armstrong alone. Instead, I pulled every single-family home for sale in each area from my MLS® feed on November 2, 2026:
| Area | For sale | Median ask | Per sq ft |
|---|---|---|---|
| Armstrong | 30 | $825K | $370 |
| Vernon | 307 | $927K | $383 |
| Coldstream | 72 | $1.30M | $453 |
| Spallumcheen (rural) | 25 | $1.50M | $601 |
Asking prices of active single-family listings, not sold prices. Median is the middle listing. Price per square foot uses the listed finished floor area. Small samples move a lot from month to month.
What this tells me:
- The typical Armstrong home costs about $100,000 less than the typical Vernon home, mostly because Armstrong homes tend to be smaller and older.
- Per square foot, the gap is small. If you want the same size and age of house, don’t expect a big discount just for moving north.
- Spallumcheen is not the budget option. Most homes there come with acreage, so the land pushes the price up. If you want space, compare it to acreage in the BX, Lavington or Coldstream, not to a house in town.

How far is Armstrong from Vernon?
About 23 km, or roughly 20 to 25 minutes, on Highway 97A. Many Armstrong residents work, shop and see the doctor in Vernon, and the drive is easy outside of winter storms. Kelowna’s airport is about an hour away, compared with about 40 minutes from Vernon. My Vernon commute times guide has more drive times.
What is it like to live in Armstrong and Spallumcheen?
Armstrong and Spallumcheen each have roughly 5,600 to 5,800 people, according to BC Stats estimates. Vernon has close to 50,000. That size difference is the whole story:
- Armstrong has a small, walkable downtown, a strong farming heritage and one of BC’s best-known agricultural fairs, the Interior Provincial Exhibition, every late summer.
- Spallumcheen is the rural district wrapped around Armstrong: farms, hobby acreages and country roads. Much of it is in the Agricultural Land Reserve, which limits what you can build and how you can subdivide.
- Vernon has the hospital, big-box shopping, three lakes, more restaurants and SilverStar close by.
Armstrong buyers usually tell me they want quiet, community and a bit of elbow room, and they’re happy to drive to Vernon for the rest.

What about schools and health care?
Armstrong’s schools, including Pleasant Valley Secondary, are in School District 83 (North Okanagan-Shuswap), not Vernon’s School District 22. That matters if you’re planning around French immersion or a specific program, so check before you buy. My Vernon and Coldstream schools guide covers the Vernon side.
For hospital care, Armstrong residents use Vernon Jubilee Hospital. See my Vernon health care guide for how finding a family doctor works.
What should I check before buying in Armstrong or Spallumcheen?
- Water and septic. In-town Armstrong homes are on municipal services. Many Spallumcheen properties rely on wells and septic, so test both during your subject period.
- ALR status. Find out if the property is in the Agricultural Land Reserve before planning a suite, a second home or a subdivision.
- Farm neighbours. Smells, noise and early-morning equipment are part of rural life. Visit at different times of day.
- Insurance and wildfire. Rural properties can cost more to insure. See my wildfire and insurance guide.
- Winter driving. If you’ll commute to Vernon every day, factor in Highway 97A in January.

Which is right for me, Armstrong or Vernon?
Armstrong is a great fit if you want a small-town feel, a lower overall price for a modest home, and you don’t mind driving to Vernon for shopping, the hospital and the lakes.
Spallumcheen is a great fit if you want acreage, room for animals or a shop, and you’re budgeting for land, not just a house.
Vernon is a great fit if you want more choice of homes and neighbourhoods, shorter trips to the hospital, the airport and the lakes, and city amenities close by. Start with my Vernon and Coldstream neighbourhoods guide.
