Short answer: Moving from Calgary or Edmonton to Vernon usually means similar house prices, milder winters, hot lake summers and a slower pace. The money surprises are BC’s property transfer tax, 7% PST and a few new rules like the speculation and vacancy tax declaration. Plan on 6 to 7 hours of mountain driving from Calgary, and learn ICBC and MSP before you arrive.
Plenty of Albertans are weighing a move to the Okanagan. Some are retiring to the lake, some work remotely, and some just want a summer on Kal Beach and a winter at SilverStar without the Calgary cold. Here’s what I tell them, with real numbers.
Are homes in Vernon more expensive than in Calgary?
For detached houses they’re about the same. In August 2026, the North Okanagan single-family benchmark was $794,300 according to the Association of Interior REALTORS®, and Calgary’s detached benchmark was $752,500 according to CREB. The boards measure a little differently, so treat that as a rough comparison.
What you get for the money is different. A Vernon home at that price might come with a lake view, a bigger lot or a suite, but it probably won’t be new. What costs more in BC than in Alberta?
- Property transfer tax. Alberta has no land transfer tax. BC charges 1% on the first $200,000 and 2% on the portion up to $2 million, due in cash on completion. On a $750,000 home that’s $13,000. - Sales tax. BC charges 7% PST on top of GST on most goods. Alberta has no provincial sales tax.
- Car insurance. BC’s basic auto insurance comes from ICBC, a public insurer. Many Alberta movers find their premiums change, so get a quote before you move.
- Speculation and vacancy tax. Vernon and Coldstream are in BC’s taxable area. If it’s your principal residence you normally won’t owe anything, but every owner has to file a declaration each year. Miss it and you can get a tax bill.

How far is Vernon from Calgary?
It’s roughly 550 km. Most people take the Trans-Canada (Highway 1) west through Golden, Rogers Pass and Revelstoke to Sicamous, then Highway 97A south through Enderby and Armstrong. Plan on 6 to 7 hours in good weather. In winter, Rogers Pass can close for avalanche control, and BC requires winter tires or chains on most highways from October 1 to March 31, and until April 30 on many mountain routes.
If you’d rather fly, Kelowna International Airport (YLW) is about 35 to 40 minutes from downtown Vernon, with direct flights to Calgary and Edmonton.
What’s the weather like compared with Calgary?
Vernon’s winters are milder and greyer; Calgary’s are colder and sunnier, with chinooks. Environment Canada’s normals for Vernon show a January average low of about −5°C, a July average high of about 28°C, and around 91 cm of snow a year in town. What paperwork changes when you move from Alberta?
- Driver’s licence: you can drive on your Alberta licence for up to 90 days, then exchange it at ICBC. Bring your driver’s abstract so your driving history counts toward your insurance.
- Health care: apply for BC’s Medical Services Plan (MSP) as soon as you arrive. Coverage starts after the rest of your arrival month plus two full months, so keep Alberta coverage until then.

- Home Owner Grant: once you own your principal residence in BC, claim the grant on your property taxes each year.
