Vernon School Catchments: A Buyer's Guide

Short answer: In Vernon and Coldstream, your home address decides your catchment school in School District 22 (SD22). You register at that school by appointment, with proof of residence, and catchment is how the district gives priority. But catchment boundaries can change, some schools don’t accept out-of-catchment transfers, and programs like French Immersion use a lottery. So confirm the address with the SD22 School Locator before you remove subjects, not after you move in.

I work with a lot of families who pick a house partly for the school. That’s smart. But I’ve also seen buyers assume a home is in a catchment because the listing said so, or because the school is two blocks away. Neither is a guarantee. This guide is about the process. How does SD22 decide which school my child attends?

SD22 assigns every address to an elementary and a secondary catchment school. According to the SD22 registration page, new students register at their catchment school, by appointment. You’ll need two documents showing your address, such as BC government ID, a utility bill, a property tax notice or a bank statement.

To find your catchment school, SD22 asks you to enter your address in its School Locator. The district also publishes catchment maps, but notes they’re for general reference only and that “the School District has the final word” if there’s any discrepancy. Questions about boundaries go to the district’s Transportation Department.

That last point matters. A map on a listing, a real estate website (including mine) or a neighbour’s advice is a helpful guide, not a ruling.

Can catchment boundaries change after I buy?

Yes. They’re reviewed as enrolment shifts.

In December 2025, SD22 approved catchment changes for the 2026 to 2027 school year affecting six schools, as reported by Castanet. The changes moved some addresses from Ellison Elementary to Okanagan Landing Elementary, and some from Hillview Elementary to Coldstream Elementary, to ease crowding. Current students affected were given options to stay at their existing school.

Can I apply to a school outside my catchment?

Sometimes, but don’t build your plan around it.

SD22 handles transfer requests through your current or catchment school, and seats outside your catchment depend on space. As of the 2026 to 2027 registration information, SD22 says the Vernon Secondary family of schools (Vernon Secondary, Hillview, Silver Star and BX elementaries) does not accept out-of-catchment transfers. If you have your heart set on Vernon Secondary or one of those elementaries, living in the catchment is the practical route.

Two more things to know:

Moving changes your catchment. SD22 says transfers because of a move to a new catchment must be supported by proof of residence.
Busing usually follows catchment. SD22’s transportation information says students attending schools outside their catchment aren’t eligible for regular busing, though they can apply as courtesy riders at a higher fee, if space allows.

How does French Immersion work?

French Immersion is one of SD22’s Programs of Choice, along with AIAO (outdoor learning), Montessori and Forestry Trades. According to SD22, these programs use an application and lottery. For the 2026 to 2027 year, the window ran from January 15 to February 13, 2026.

The takeaway for buyers: a Program of Choice seat isn’t tied to your address the way catchment is, so buying near Beairsto doesn’t guarantee a spot. It can make the daily drive easier if you do get in.

When should I register if I’m moving to Vernon?

SD22’s main registration window for the following school year is in January and February (for 2026 to 2027, it was January 15 to February 13, 2026). Kindergarten registration for children turning five that year happens then too.

If you’re buying outside that window, you can still register when you arrive. Contact your new catchment school as soon as you have a completion date and proof of address. Bus registration has its own timelines, with route planning deadlines in the spring, so check SD22’s busing page early if your child will ride.

How do I protect myself when buying for a school?

Here’s the checklist I use with families:

Look up the exact address in the SD22 School Locator before writing an offer. Screenshot the result with the date.
Call or email SD22 if the home is near a boundary line, or if the listing says one thing and the locator says another.
Ask about space and transfers if you’re hoping for anything other than your catchment school.
Consider a subject clause. Your offer can include a subject that lets you confirm school catchment and registration details before you commit. Talk to me and your lawyer or notary about wording that fits your situation. I cover how subjects work in Subjects and Subject Removal in BC.
Check the commute, not just the catchment. A home can be in catchment and still be a long drive or bus ride away, especially in rural parts of Coldstream or the BX.
Plan for change. Boundaries can move. If one school is non-negotiable for you, living closer to the middle of its catchment is safer than living on the edge.
