Short answer: Video lets buyers walk through your home and neighbourhood before they visit, and AI tools help an agent research, write and respond faster. Together they can help your home reach more of the right buyers, especially people relocating to the Okanagan from out of town. They don’t guarantee a faster sale or a higher price, and in BC they come with rules about accuracy, privacy and labelling AI content.
I spent about 40 years in technology before becoming a REALTOR, so video and AI are the parts of this job I enjoy most. Here’s how I use them, what they can and can’t do, and what to ask any agent you’re considering.
Why does video matter so much for Vernon homes?
A lot of Vernon and Coldstream buyers aren’t local yet. They’re coming from Alberta, the Lower Mainland, Ontario and overseas. Many of them can’t drop by for a Tuesday showing. A clear video tour helps them understand the layout, the light and the view, and decide whether the trip is worth it.
Video also sells the setting. In the Okanagan, the lake, the trails, the ski hill and the patios are a big part of why people buy. A photo can’t show you the walk to the beach or the drive to SilverStar; a short neighbourhood video can.

What kinds of video should a listing have?
- A walk-through tour that follows the natural flow of the home
- A neighbourhood segment showing nearby parks, schools, shops and views
- Short vertical clips for Instagram, Facebook, TikTok and YouTube Shorts
- Drone footage where it adds value and is flown legally and safely
- An agent-hosted video that answers common questions about the home

What is an AI avatar video?
An AI avatar video uses a digital version of a presenter to deliver scripted information. I use it for some explainer content, like market updates or answers to common buyer questions, so I can produce more helpful videos without being in front of a camera for every one.
The rule I follow is simple: it’s labelled. BCFSA’s artificial intelligence guideline asks licensees to tell clients and the public when AI tools such as avatars and chatbots are being used. Viewers should always know what they’re watching.
How else can AI help sell a home?
Used well, AI saves time on the routine work so more attention goes to the parts that need a person:
- Research: summarising recent sales, market trends and neighbourhood information for a pricing discussion (which I then check against the actual data)
- Writing: first drafts of listing descriptions, social posts and video scripts, which I edit for accuracy and voice
- Response time: my AI info line, Sarah, at 604-227-4810, answers basic questions about listings and the area 24/7. Sarah is an AI assistant, and I follow up personally.
- Visuals: virtual staging can help buyers picture an empty room furnished, as long as it’s clearly labelled
What are the BC rules on AI and altered photos?
This is the part many sellers don’t know. BCFSA’s consumer guide to advertising lists digitally altered or enhanced photos among the forms of false or misleading advertising. The AI guideline says altered or enhanced photos and videos should be labelled so buyers aren’t misled.
In practice that means:
- No AI “improvements” that hide defects, change views or add features the home doesn’t have
- Virtual staging marked as virtually staged
- AI-written text checked for accuracy, especially square footage, room counts and features
- Your personal information kept out of AI tools unless you’ve agreed to it
If an agent can’t explain how they handle these points, keep looking.
How do buyers actually find the video?
A great video nobody sees doesn’t help. That’s why I pair video with hyper-local web pages: pages for specific neighbourhoods and school catchments, such as Okanagan Landing or the Vernon and Coldstream schools guide. When people search for those areas, they can find the pages, the videos and the listings together. A maintained Google Business Profile adds another path in.
Does this mean my home will sell faster?
Honestly, no one can promise that. Price, condition, location and market conditions still drive results. What video and AI can do is help your home get in front of more qualified buyers and present it well, which is what supports strong interest. - Can I see a listing video you made recently, and how many people watched it?
- Where will my video be published?
- Do you use AI? For what, and how do you check it?
- Will altered or virtually staged images be labelled?
- How do you protect my personal information?

Often, yes. A simple, well-shot walk-through doesn’t have to be expensive, and it helps out-of-town buyers decide whether to book a showing.
Is virtual staging allowed in BC?
It can be used, but altered images should be clearly labelled so buyers aren’t misled, as BCFSA’s guidance expects.
Will an AI chatbot talk to buyers about my home?
