How Long Does It Take to Sell a House in Vernon?

Short answer: It depends on the market, your price and your property type, but the full process has three parts: preparing to list, time on the market until you accept an offer and remove subjects, and the completion and possession period, which is often 30 to 60 days or more depending on what’s negotiated. Current “days to sell” for the North Okanagan are published monthly by the Association of Interior REALTORS, and that’s the number to check rather than a rule of thumb.

When sellers ask me “how long will it take?”, they usually mean “when will I have the money and be out of the house?” That’s a longer answer than days on market, so let’s walk through the whole timeline.

What does the full selling timeline look like?

  1. Preparation: A few days to a few months, depending on repairs, decluttering and finding paperwork.
  2. Listing to accepted offer: This is the part that varies most with the market and your price.
  3. Subject period: Usually about a week to two weeks while the buyer arranges financing, inspection, insurance and document review. For a strata property, it often includes reviewing the minutes and depreciation report.
  4. Rescission period: Running alongside the early subject period, buyers of most residential property in BC have a three-business-day right to rescind.
  5. Completion and possession: Negotiated in the offer. Many deals complete within about 30 to 60 days of acceptance, but longer or shorter dates are common when both sides agree.

How long do Vernon homes take to sell right now?

I won’t give you a number here, because it changes month to month and a stale figure is worse than none. Instead, here’s where to find a current one:

  • The Association of Interior REALTORS market statistics let you select the North Okanagan and see “days to sell”, inventory, new listings and sales for single family homes, townhouses and condos.
  • Look at the trend over several months, not just the latest month.
  • Then narrow it down. A lake view home at The Rise, a starter condo downtown and an acreage in Lavington are different markets with different buyer pools.

What affects how long my home takes to sell?

Price. This is the biggest lever you control. A home priced in line with recent comparable sales tends to get its best activity in the first couple of weeks. Overpricing usually adds time and often costs money. I explain how I approach it in how to price your home in Vernon.

Property type and price range. Entry-level homes and well-priced townhomes usually have a bigger pool of buyers than luxury, waterfront or rural properties. Acreages and unique homes can take longer simply because there are fewer buyers for them at any given time.

Season. Vernon has a seasonal rhythm. Spring and early summer typically bring more buyers and more listings; winter usually has fewer of both. Recreational property at SilverStar has its own rhythm tied to ski season. Serious buyers are out in every season, though.

Condition and presentation. Clean, bright, well-photographed homes get more showings. Homes with obvious deferred maintenance invite lower offers and longer subject periods.

Paperwork readiness. Missing permits for a suite, slow strata documents, or unclear well and septic records can delay subject removal and sometimes cause a deal to collapse. See my room-by-room checklist for preparing your home.

Access. Homes that are easy to show get seen more. Tenanted homes need proper notice for showings, which can slow things down.

Outside events. Interest rate changes, broader economic news and wildfire season can all affect buyer activity in the Okanagan.

How does the BC rescission period affect my timeline?

Since January 3, 2023, buyers of most residential properties in BC, including houses, townhouses and strata units, have up to three business days after acceptance to rescind their offer. If they do, they owe the seller a fee of 0.25% of the purchase price. Only the buyer can rescind, and it can’t be waived. Details are on the BCFSA rescission period page. For sellers, it just means an accepted offer isn’t fully settled for a few business days, so don’t make moving plans on day one.

How long is it from accepted offer to getting paid?

Your sale proceeds are released through your lawyer or notary after completion, once the buyer’s funds arrive and the transfer is registered. The completion date is whatever you and the buyer agree in the contract. If you need a specific date, for example to line up with buying your next home, put it in your listing plan and your counteroffers. Can I sell faster without giving the house away?

Yes, usually by making it easier for a buyer to say yes:

  • Price close to market value from day one.
  • Have permits, receipts and strata documents ready before listing.
  • Make showings easy and keep the home tidy.
  • Consider a pre-listing inspection on older homes so there are fewer surprises.
  • Be flexible on possession date if you can.
  • Use strong photos, video and a floor plan so buyers who book a showing are already interested.

No agent can promise a sale by a certain date, and you should be wary of anyone who does. What a good plan can do is remove the avoidable delays.
