Short answer: Strand strata fees bundle natural gas, water, sewer, garbage and recycling, building insurance, and the pool, hot tub and beach into one payment. Boat slips in the 51-slip marina are sold separately and can only be bought, sold or leased between Strand owners.
What this video covers
- What your monthly strata fee at 7343 Okanagan Landing Road actually pays for.
- How the marina works: slips are exclusive-use common property, not part of every condo.
- Whether resort-style living really costs more than owning and maintaining a private waterfront home.
Strata fees, broken down
Natural gas at The Strand runs your heat, fireplaces and BBQ hookup, and it’s covered by the strata along with water, sewer, garbage and recycling, building insurance and the resort amenities. What you pay for yourself: hydro, cable TV and internet.
How the marina works
There are 51 slips in The Strand’s private marina. They don’t come with every condo. A slip is exclusive-use common property that can only change hands, or be leased, between registered Strand owners. If you want one, tell me early and I’ll let you know who’s selling or renting.
Is it worth it?
Add up what it costs to keep a private lakefront home going (dock upkeep, pool service, heating, snow removal and insurance) and a managed resort like The Strand often comes out even or cheaper, with none of the work.
See every unit for sale right now on my Strand condos for sale page. Before you buy, always review the Form B, AGM minutes and marina bylaws; I’ll pull them for you.
