Median sold price (houses), latest 3 months with enough sales: $875,250. Sales are too few or too mixed for a reliable year-over-year comparison, so read the trend line rather than any single month. Each point is the median over the previous 3 months; gaps mean too few sales. Hover a point for details.

Why people love Okanagan Landing

Okanagan Landing is Vernon's lakeside neighbourhood, stretched along the north end of Okanagan Lake just southwest of downtown. It's where Vernon goes to the beach, launches the boat and watches the sunset, and it's only about 10 minutes from downtown shopping and the hospital.

It has real history, too. The Landing grew up in 1892 as the end of the rail line from Sicamous, and for decades it was the port and shipyard for the CPR sternwheelers that ran the lake, until the SS Sicamous retired in 1936. The old station house is now a museum in Paddlewheel Park. The area became part of the City of Vernon in 1993.

What you can buy here

  • Waterfront condos and townhomes with beaches, pools and marinas, from lock-and-leave condos to gated communities with a slip for every home.
  • Hillside view homes above Okanagan Landing Road, with big lake and sunset views.
  • Newer townhomes and subdivisions for families who want to be close to the lake without paying waterfront prices.

Schools

This part of Okanagan Landing is in the catchment for two School District 22 schools. Catchment lines in the Landing were adjusted for the 2026–27 school year, so always confirm your address with the SD22 school locator.

  • Okanagan Landing Elementary (K–7). Right in the heart of the Landing's waterfront district, with a playground that looks out over the lake. Local families rave about the teachers. The Fraser Institute's 2026 report card rated it 5.0 out of 10. It also has room to grow, which is why the district shifted more of the Landing into its catchment for 2026–27.
  • Clarence Fulton Secondary (Grades 8–12). A 30-acre campus next to Grahame Park and Vernon Creek, with strong athletics, arts and trades electives, the district's largest international student program, and the AWAKEN inquiry and outdoor adventure program.

Looking for something specific? Vernon also has district "programs of choice." French Immersion runs at École Beairsto Elementary (early entry in Kindergarten, late entry in Grade 6) and continues at W.L. Seaton Secondary, which is also known for its drama, musical theatre and award-winning music programs. Kalamalka Secondary, on the lake in Coldstream, offers outdoor education. Ask me and I'll help you sort out what fits your kids.

It's the lakeside neighbourhood on the north end of Okanagan Lake, just southwest of downtown Vernon, BC, about a 10-minute drive from downtown.

Is Okanagan Landing part of Vernon?

Yes. It was annexed into the City of Vernon in 1993, so it has city services and is in School District 22 (Vernon).

Which schools serve Okanagan Landing?

Most of the Landing is in the catchment for Okanagan Landing Elementary (K–7) and Clarence Fulton Secondary (8–12). Catchments changed for 2026–27, so confirm your address with the SD22 school locator.

Can I buy a condo with a boat slip in Okanagan Landing?

Selling a home in Okanagan Landing?

If you're thinking about selling, I can tell you what your home is worth in today's market and what buyers here are looking for. Here are the questions sellers ask me most.

What is my Okanagan Landing home worth?

I'll prepare a comparative market analysis using recent sales of similar homes in and around Okanagan Landing, adjusted for your home's size, condition, updates and views. It's free and there's no obligation. Request a free home valuation or call or text Sarah, my AI assistant, at 604-227-4810.

How long does it take to sell in Okanagan Landing?

That depends on price, condition and the season. When we meet, I'll show you how long similar homes have been taking to sell right now, and how pricing affects it.

What should I fix before listing my Okanagan Landing home?

Focus on what buyers notice first: fresh paint, small repairs, clean windows, tidy landscaping and good lighting. Skip big renovations unless they clearly pay back. I'll walk through your home and tell you what's worth doing.

Should I sell before I buy my next home?

It depends on the market and your finances. Selling first gives you certainty; buying first lets you take your time. I'll help you plan the timing, including subject-to-sale offers and bridge financing options.

What does it cost to sell a home in BC?

Commission in BC is always negotiable. My standard fee is 6% on the first $100,000 of the sale price and 3% on the balance, plus GST, shared equally with the brokerage that brings the buyer. On an $800,000 sale, for example, that's $6,000 + $21,000 = $27,000 plus GST. That covers a lot of work behind the scenes, from me and from the technology I put in place, all aimed at getting you the best price and the easiest possible sale. Your other costs are legal or notary fees and any mortgage discharge costs or penalties. In BC the buyer, not the seller, pays property transfer tax. I'll give you a net-proceeds estimate before you list.
