  • The boat slip. Is it included, owned separately, or rented? How long is it, and is there a lift, power and water?
  • The strata. What the fees cover, the contingency reserve fund, recent special levies and the depreciation report.

  • Insurance. Waterfront and rental units can cost more to insure, so get a quote before you firm up.

This part of Okanagan Landing is in the catchment for two School District 22 schools. Catchment lines in the Landing were adjusted for the 2026–27 school year, so always confirm your address with the SD22 school locator.

  • Okanagan Landing Elementary (K–7). Right in the heart of the Landing's waterfront district, with a playground that looks out over the lake. Local families rave about the teachers. The Fraser Institute's 2026 report card rated it 5.0 out of 10. It also has room to grow, which is why the district shifted more of the Landing into its catchment for 2026–27.
  • Clarence Fulton Secondary (Grades 8–12). A 30-acre campus next to Grahame Park and Vernon Creek, with strong athletics, arts and trades electives, the district's largest international student program, and the AWAKEN inquiry and outdoor adventure program.

Looking for something specific? Vernon also has district "programs of choice." French Immersion runs at École Beairsto Elementary (early entry in Kindergarten, late entry in Grade 6) and continues at W.L. Seaton Secondary, which is also known for its drama, musical theatre and award-winning music programs. Kalamalka Secondary, on the lake in Coldstream, offers outdoor education.
