What Sailview is all about

Sailview is a newer community of 29 three-bedroom townhomes by Carrington Communities on Klinger Road, just up the hill from Okanagan Landing Road. It's not waterfront, and that's the point: you get a newer home with a double garage in the Landing, a short walk from Paddlewheel Park's beach, for a lot less than a lakefront condo.

There are two styles: two-storey walk-out homes and three-storey townhomes, with oversized windows and private patios. It's a great fit for young families, first-time buyers moving up, and downsizers who still want room for the grandkids.

Buying new vs. resale

With a newer complex like this, you may be choosing between a resale from an owner and a unit from the builder. Builder incentives, GST and new home warranty coverage all change the math. As a buyer's agent I can help with either, and it costs you nothing to have me in your corner.

Schools

This part of Okanagan Landing is in the catchment for two School District 22 schools. Catchment lines in the Landing were adjusted for the 2026–27 school year, so always confirm your address with the SD22 school locator.

  • Okanagan Landing Elementary (K–7). Right in the heart of the Landing's waterfront district, with a playground that looks out over the lake. Local families rave about the teachers. The Fraser Institute's 2026 report card rated it 5.0 out of 10. It also has room to grow, which is why the district shifted more of the Landing into its catchment for 2026–27.
  • Clarence Fulton Secondary (Grades 8–12). A 30-acre campus next to Grahame Park and Vernon Creek, with strong athletics, arts and trades electives, the district's largest international student program, and the AWAKEN inquiry and outdoor adventure program.

Looking for something specific? Vernon also has district "programs of choice." French Immersion runs at École Beairsto Elementary (early entry in Kindergarten, late entry in Grade 6) and continues at W.L. Seaton Secondary, which is also known for its drama, musical theatre and award-winning music programs. Kalamalka Secondary, on the lake in Coldstream, offers outdoor education. Ask me and I'll help you sort out what fits your kids.

Selling a home at Sailview Townhomes?

If you're thinking about selling, I can tell you what your home is worth in today's market and what buyers here are looking for. Here are the questions sellers ask me most.

What is my home at Sailview Townhomes worth?

I'll prepare a comparative market analysis using recent sales of similar homes in and around Sailview Townhomes, adjusted for your home's size, condition, updates and views. It's free and there's no obligation. Request a free home valuation or call or text Sarah, my AI assistant, at 604-227-4810.

How long does it take to sell at Sailview Townhomes?

That depends on price, condition and the season. When we meet, I'll show you how long similar homes have been taking to sell right now, and how pricing affects it.

What documents do I need to sell a strata home here?

Plan on a Form B information certificate, the bylaws and rules, the last two years of strata minutes, the latest depreciation report and financial statements, and the strata plan. I order these early so buyers can firm up quickly.

Do strata rules affect my sale price?

They can. Rules on rentals, pets and age limits change who can buy at Sailview Townhomes. I market your home to the buyers the bylaws allow, and make the strengths of the complex clear.

What does it cost to sell a home in BC?

Commission in BC is always negotiable. My standard fee is 6% on the first $100,000 of the sale price and 3% on the balance, plus GST, shared equally with the brokerage that brings the buyer. On an $800,000 sale, for example, that's $6,000 + $21,000 = $27,000 plus GST. That covers a lot of work behind the scenes, from me and from the technology I put in place, all aimed at getting you the best price and the easiest possible sale. Your other costs are legal or notary fees and any mortgage discharge costs or penalties. In BC the buyer, not the seller, pays property transfer tax. I'll give you a net-proceeds estimate before you list.
