Vernon’s neighbourhoods feel very different: character homes and walkability in East Hill, lake views in Bella Vista and The Rise, acreage in the BX and Lavington, and waterfront in Okanagan Landing and along Kal Lake. Start with the Vernon and Coldstream neighbourhood guide, then narrow it down:

🏥 Health care

Vernon Jubilee Hospital is Interior Health’s regional hospital for the North Okanagan, with 24-hour emergency, surgery, maternity, ICU, cancer care and MRI. Finding a family doctor takes time, so register early. Health care in Vernon.

School District 22 has about 9,400 students in 14 elementary and 5 secondary schools, with French Immersion and sports academies. Okanagan College has a Vernon campus above Kal Lake. Vernon schools guide.

🌤️ Weather and lifestyle

Expect hot, dry summers (July averages 28°C) and real winters (January lows around −5°C), with about 91 cm of snow a year in town and much more at SilverStar. Summers bring beach days on Kal and Okanagan Lake, the Okanagan Rail Trail and golf. Some summers also bring wildfire smoke. ✅ Your first 30 days

Health coverage: apply for BC’s MSP right away. Coverage starts after the rest of your arrival month plus two full months, so keep your old province’s plan until then.
Driver’s licence: you can drive on a valid licence from another province for up to 90 days, then exchange it at ICBC. Bring your driver’s abstract so your driving history counts.
Utilities: BC Hydro for electricity, FortisBC for natural gas, and the City of Vernon or Greater Vernon Water for water, sewer and garbage.
Property taxes: Vernon’s taxes are due in early July. Apply for the BC Home Owner Grant each year if it’s your principal residence.
Speculation and vacancy tax: Vernon and Coldstream are in the taxable area, so every owner must file a yearly declaration, even when the home is your principal residence and no tax is owed.
Short-term rentals: BC’s principal residence requirement applies in Vernon and Coldstream, so a whole-home vacation rental generally isn’t allowed unless it’s your principal residence (SilverStar and Big White are exempt).
Winter tires: most BC highways require winter tires or chains from October 1 to March 31, and to April 30 on many mountain routes.

❓ Is Vernon, BC a good place to live?

For a lot of people, yes. Greater Vernon has about 73,500 people, four seasons, three lakes, SilverStar ski resort 25 to 30 minutes away and a regional hospital. Homes cost less than in Kelowna or Greater Vancouver. The trade-offs are real winters, summer wildfire smoke some years and a shortage of family doctors.

❓ How far is Vernon from Kelowna and the airport?

Downtown Kelowna is about 50 km south, under an hour’s drive. Kelowna International Airport (YLW) is about 39 km away, roughly 35 to 40 minutes.

❓ Are homes cheaper in Vernon than Kelowna?

Generally, yes. In August 2026 the North Okanagan single-family benchmark was $794,300, compared with $1,056,700 in the Central Okanagan (Kelowna area), according to the Association of Interior REALTORS®.

❓ How long before I’m covered by BC health care?

If you’re moving from another province, BC’s MSP coverage starts after a wait period: the rest of the month you arrive plus two full months. Keep your old province’s coverage during the gap and apply as soon as you arrive.
